Situation

Located in one of the most beautiful settings in West Herefordshire, this rural smallholding has a very private and enviable position. A short distance from the village of Ewyas Harold and on the edge of the Common, this elevated site has stunning views of The Black Mountains and Garway Hill, and is surrounded by open space and tranquillity.

The Prospect

The Prospect is an attractive country smallholding in a superb position – very private and quiet with no near neighbours and some amazing views. The house dates from the late 1800’s, originally a modest cottage which has subsequently been extended to its current size.

4 bedrooms and family bathroom to the first floor, shower room on the ground floor.
Cottage-style staircase leading from the dining room.
Generous galley-style fitted kitchen with ample light and great views to The Black Mountains.
2 cosy reception rooms; the dining room opening through an archway from the kitchen. This room features a flagstone floor and large fireplace, inset with a wood-burning stove.
The sitting room acts as a snug and has its own Clearview wood-burning stove.
Behind the kitchen is a useful utility room which also acts as the “every day” entrance.
The original cottage is of stone construction under a slate roof, with the extension of rendered elevations.

The Outside

It will be the location and outside space that attracts most people. Situated at the end of a very private, ½ mile stoned road, and on the edge of Ewyas Harold Common, this property commands stunning vistas and is in a very secluded location, yet is only a 5-minute drive to the village and a 10 minute walk to the pub. Whilst the adjacent Common has public access, it is not open to vehicles, so remains a very quiet location; the occasional llama being walked.

The land consists of 3 paddocks, one adjacent to the house and barn, the others nearby and accessed over Common land.
The modern barn is a good quality, steel framed and enclosed building with a stone base, water and electricity are connected. Currently used for livestock and storage, the building offers great scope for internal stabling close to the house.
A second, small traditional barn (partly tin clad) acts as a field shelter, but has potential for further development, subject to the usual consents.
There is also an old wooden double stable block located in the outlying, 0.50 acre paddock, a short walk from the house. Water is connected but the stables are in need of a little TLC.
