Situation

This property is located just south of Longdon village, a pretty rural south Worcestershire village mid point between Upton-upon-Severn and Tewkesbury. Lying due east of The Malvern Hills and Castlemorton Common, this property is well located with excellent access across the West Midlands, the Cotswolds and the Marches.

The Old Smithy

The Old Smithy is an attractive period cottage believed to date from the 17th century, which is Grade II listed. A classic black and white cottage with significant timber framing and paint washed brick infill panels, set under a tiled roof and set within a large garden with adjoining paddock and outbuildings.
A spacious and comfortable original cottage, which has been extended to provide an extra reception room and en-suite bedroom.
3 good sized double bedrooms and a 4th single room to the first floor with a family bathroom and an en-suite shower room.
Ample reception rooms provide generous living space with oodles of character on the ground floor.
A formal front door leads to the central hall with day-to-day access from the utility room to the galley kitchen. There is also garden access from French doors at the rear of the cottage.
The cottage retains much character with many beams and timber framing on display. There is also ample natural light despite this being a period cottage.
This property appears in good condition and has been well-maintained but would benefit from some sympathetic modernisation.

The Outside

The property sits in 1.37 acres of garden and paddock adjacent to the B4211 Upton road. There is a small range of timber outbuildings and pig sties, which are towards the end of their natural life and will need repair or replacement. These provide great opportunity to redevelop the site, either as replacement or in line with current planning policies.
The original blacksmith's workshop (old smithy) sits adjacent to the house and has good potential for ancillary accommodation, a home office or workshop. This provides some 250 sq ft floor area.
Adjoining the smithy out-building is a single garage, which is readily accessible.
The range of old wooden outbuildings provide great scope for replacement or alternative use, subject to planning. These buildings provide about 1,500 sq ft of floor area plus a timber pig kennel and a concrete pig sty, both now disused.
The paddock adjacent to the outbuildings amounts to ½ an acre.
There is scope to enlarge the paddock area by incorporating more of the large lawn area.
